<p><b>Tip 1: Change the name</b> </p>
<p> I&#8217;m not kidding. Do the words &#8220;cold calls&#8221; send a chill up your spine? It&#8217;s no wonder. Whoever created that term didn&#8217;t know what they were doing. So, change the term, because it&#8217;s inaccurate. First of all, many of the people you&#8217;ll be calling are leads. Second, why would you think cold?</p>

<p>Michael was one of four high profile and talented finalists from varying companies and regions in the state of Queensland.</p>
<p>Ray White Group Chairman Brian White said the network is proud of Michael’s success and recognises his commitment to customer service and passion for excellence.</p>
<p>“We look forward to following Michael’s career and expect to see more recognition of this young man in the years to come,” Mr White said.</p>
<p>Accepting the award on stage, Mr McCullagh thanked his Principal Alistair Macmillan and the Ray White brand.</p>
<p>“The realeestate industry has faced some challenges in the past few years – I’ve been very lucky to have such strong support from my principal and Ray White,” Mr McCullagh said.</p>

			<content:encoded><![CDATA[<p>Foreclosure commonly represents the end of a struggle. A borrower can&#8217;t pay a mortgage, loses a home and moves on. </p>
<p>But Karen Mena, a 38-year-old county worker, never gave up. Mena fought even after her San Bernardino home was no longer hers. And she won the three-bedroom house back  at least for now.</p>
<p>The ordeal isn&#8217;t over yet. The eviction was stopped and Bank of America canceled the foreclosure because of the possibility that the loan would be modified to make it more affordable.</p>
<p>But Mena continues to negotiate with the bank over loan terms. She could still lose the house where she built a life and raised two sons. </p>
<p>&#8220;I have had the home since I was 21,&#8221; she said.</p>

			<content:encoded><![CDATA[<p>Students studying music at the Boston Conservatory may someday live within a baseball’s throw of <b>Fenway Park</b><font color="#888888"> [map]</font> and the <b>Red Sox</b><font color="#888888"> [team stats]</font>’ strains of “Take Me Out to the Ball Game” and “Sweet Caroline.”</p>
<p>The private performing arts college said yesterday it paid $5.1 million for 132 Ipswich St., a single-story brick building near the ballpark that will be converted into classrooms and practice spaces — and possibly expanded for dorms.</p>
<p>“It will be either a major renovation or a complete redevelopment of the site,” said Eric Norman, the school’s vice president of finance and planning, who added that the design phase just started and will take several months.</p>
<p>The school noted in its master plan, approved by city planners in September, that it “would seriously consider adding housing” on Ipswich Street if finances allow. The lot is zoned for up</p>

<p> Japan&#8217;s auto industry has taken a triple hit from the global downturn, strong yen and a catastrophic quake, but is hoping the Tokyo Motor Show, starting Wednesday, can mark a fresh start.</p>
<p> With a reputation for environmental technologies, Japanese firms are looking to showcase green innovation to boost sales at home and abroad.</p>
<p> Demand is still shifting to compact, fuel-efficient cars, said Tatsuya Mizuno, a director at Mizuno Credit Advisory in Tokyo and vehicle industry expert, and this is where Japan&#8217;s manufacturers have the edge.</p>
<p> &#8220;The Japanese market is still important for European carmakers that are interested in environmental technologies such as electric and hybrid cars,&#8221; he said.</p>
<p> There are signs of recovery ahead of this year&#8217;s show, after the 2009 edition of the biennial event was blighted by the global financial crisis.</p>
<p> This year&#8217;s motor show &#8212; aimed at showcasing products to buyers and promoting industry exchanges &#8212; will host 176 exhibitors from a dozen countries, compared with 129 exhibitors from 10 nations two years ago.</p>
<p> The venue for this year will be almost twice as large.</p>
<p> Several major foreign manufacturers who skipped last time are back, such as Germany&#8217;s Volkswagen, BMW, Mercedes and Porsche; French carmakers Renault and Peugeot-Citroen; and Britain&#8217;s Jaguar and Land Rover.</p>
<p> Toyota is set to unveil the Aqua, a compact hybrid car, and several concept vehicles including an advanced fuel cell car, while rival Nissan, which is 43.8 percent owned by Renault, is to showcase several electric concept cars.</p>
<p> But global economic uncertainty is still casting its shadow over the vehicle market.</p>

<p>Two recent deals for properties in distress along the New River are expected to help renew a key stretch of downtown Fort Lauderdale, although the developers face challenges, an expert says.</p>
<p>In the last week of December, Miami-based Cymbal Development paid $11.5 million for nearly 6 acres on the south side of the river, a site that once housed the Shirttail Charlie&#8217;s waterfront restaurant. Cymbal is planning a $135 millioan project that will include retail and residential.</p>
<p>Across the river, an investment group spent $16.7 million last summer on Las Olas Riverfront, the once-thriving entertainment landmark that has struggled during the past several years.</p>
<p>Cymbal bought its property from Cabi New River, which filed for bankruptcy last year.</p>

<p>Pets are routined creatures, not unlike their human counterparts. Unlike our independent selves, however, pets look to us to provide them with safety, affection, and nourishment. This means it is our responsibility to plan ahead so that moving time is low stress for our pets. </p>
<p>First, plan ahead for the days when you are loading moving vans and house doors are likely to be open. This is not the time to be chasing Fido down the street or to lose a kitty with no time to spare.</p>

<p>A common question among prospective home buyers is when is the best time to buy a house?  Keeping in mind our HOT Winnipeg real estate market, my (tongue-in-cheek) reply is 4 years ago.  But since we dont have a time-machine, and are forced to deal with the current reality, lets look at some realistic answers:</p>
<p>While there are usually a flood of listings in the spring, this is also the most popular time for buyers.  After a long winter, home buyers come out to buy a home for early summer possession.  This means that there is usually a competition for the available homes.</p>
<p>This used to be a case.  Most buyers take a break from home-shopping in the middle of summer, instead heading on vacation, the lake etc etc.  I have found there are 2 types of home-buyers:  Those who want a home, and those who really really want a home.  While in the spring time, both groups come out to look and shop, the second ground (the one who really really wants or <strong>needs</strong> a home) comes out all year long.  So where a home might receive 10 offers in May, it may only receive 3 in July, but those 3 are the really serious buyers.</p>
<p>Add to this the fact that there are generally fewer listings to choose from, and the end result is pretty much the same.</p>
<p>In the fall-time we usually see an increase in activity once again, as buyers want to get a home before christmas.  I see the fall market as a smaller version of the spring market:  more listings, but also more buyers.</p>
<p>So what then is the answer to the question:  I have found that perseverance pay off.  Dont give up, just because you lost 2 or 3 offers.  Many times I have had a buyer say This is my last attempt .and then get the house they wanted.</p>
<p>You may also be rewarded by occasional blips in the market:  perhaps a listing has been just slightly overpriced, or a poor-weather weekend has kept other buyers away from the showings.  Any number of things can happen, <strong>but if you dont try, you wont succeed.</strong></p>
<p>Perhaps the worst advice has been to wait until the market cools down:  Ive known buyers who gave up their search for a home a couple of years ago.  The homes which sold for $180,000 at that time are now commanding $250,000 plus</p>
