This interview with Robyn Conroy, Ray White Adelaide Property Management, featured in the July 2011 issue of industry publication SOLD.
SOLD: When did you start in Real Estate? How many years in Real Estate?
Robyn: I started work in a small real estate office in the Illawarra as a receptionist when I was fifteen.
SOLD: What are your qualifications?
Robyn: I have completed the Property Management Course four times in my career as well as holding a Sales Agents Licence here in South Australia.
SOLD: What made you choose a Property Management Career?
Robyn: I always loved real estate! Smart clothes and fancy cars. I have predominantly had a career in property management for the last 24 years with a couple of diversions along they way. I am a very organised person and love the systems and processes for a business.
SOLD: As a property manager – what are the biggest challenges that you face?
Robyn: Starting a property management business from zero is a challenge many real estate businesses face. Growing pains with no or very little income and outlay required for staff. Then with growth comes more work and as time goes on the growth slows as the property manager doesn’t have time to do the prospecting for new business. The outlay of a Business Development Manager can be a financial hurdle for many businesses that have a glass ceiling. It is challenging to keep thinking about your competitive edge and how to keep your business different, fresh and having customers wanting to do business with you. Nurturing and guarding your brand is key. So to, innovation.
SOLD: Tell us about any of the awards that you have won?
Robyn: I have been involved in teams that have won awards but the rewards for me have been personal with having amazing opportunities to work with or in many real estate business giving me a greater insight in to haw varied they can be and differentiating the differences between successful and struggling ones.
SOLD: What do you love Property Management?
Robyn: I love that I am in control of my own day. I have a variety of being in the office and attending to emails etc and then I am out and about meeting people all in one day. I love the flexibility that I can be at my children’s school for special occasions and sports days. I love that I work in an environment of such outgoing and motivated people to succeed in not only their career but in life. I have an intense passion to be the best and now that I have the opportunity to have my own business. I can embrace the magnificent resources that the Ray White Group have to offer and my knowledge and experience and merge them into a winning combination.
SOLD: Why is your team unique?
Robyn: We have boundless enthusiasm and access to innovation and technology – improving the interactions between tenants, investors and property managers – before competitors.
SOLD: What was the most memorable (or unusual) property you have ever managed? Do you have an amusing story?
Robyn: Well I am sure that Property Managers have so many stories from inspections – some that can not be printed in SOLD – but many times getting my suit pants have been caught on a fence or gate and I have to go home and change. Also, a very large dog once jumped on me with muddy paws and the sight of my cream linen suit jacket with red clay paw marks was quite amusing for the team on my return to the office.
SOLD: What’s the best advice you have been given?
Robyn: “Under promise and over deliver.” When we are enthusiastic about selling ourselves and our service we can get carried away.
SOLD: What are your most important values?
Robyn: Looking after every property as if it were my own.
SOLD: What are the key features in maintaining healthy relationships with landlords and/or tenants?
Robyn: Automate the processes that don’t need a personal touch so you can spend more time communicating to your clients.
SOLD: Do you have a mentor, or someone that inspires you?
Robyn: Ben White (Property Management Director – Ray White Group) has amazing vision and passion for Property Management.
SOLD: What would be your dream job? (or where to from here?)
Robyn: Where I could work flexible hours, have coffee and lunch with great people everyday. That’s what I do now – I have my dream job… Building a medium size portfolio that delivers exceptional service over and above the traditional functions of property management.
SOLD: How do you relax outside of Real Estate? Or How do you maintain a work/life balance? Do you have a favourite sporting team? Do you have a favourite travel/holiday destination?
Robyn: I have two children aged 9 and 11 so there’s not much time for relaxing but we love to go out for dinner together and we always go somewhere different for a bit of fun.
I can be a workaholic as I love being at work so I do need to pull myself up sometimes and come back to my structure.
I am doing “Great Wall of China Challenge in April 2012” for Flinders Medical Centre Foundation raising funds for Cancer. This is something that is dear to me and gives me great pleasure in whilsit meeting people and travelling to amazing destinations all in the name of cancer research.
