The office vacancy rate in the Austin market area decreased to 13.3% at the end of the second quarter 2011. The vacancy rate was 13.6% at the end of the first quarter 2011, 14.0% at the end of the fourth quarter 2010, and 14.3% at the end of the third quarter 2010.
Class A projects reported a vacancy rate of 17.2% at the end of the second quarter 2011, 17.4% at the end of the first quarter 2011, 17.4% at the end of the fourth quarter 2010, and 18.2% at the end of the third quarter 2010.
Class B projects reported a vacancy rate of 12.2% at the end of the second quarter 2011, 12.8% at the end of the first quarter 2011, 13.6% at the end of the fourth quarter 2010, and 13.7% at the end of the third quarter 2010.
Class C projects reported a vacancy rate of 7.1% at the end of the second quarter 2011, 6.8% at the end of first quarter 2011, 6.9% at the end of the fourth quarter 2010, and 6.9% at the end of the third quarter 2010.
The overall vacancy rate in Austin’s central business district at the end of the second quarter 2011 increased to 10.2%. The vacancy rate was 10.1% at the end of the first quarter 2011, 10.1% at the end of the fourth quarter 2010, and 9.8% at the end of the third quarter 2010.
The vacancy rate in the suburban markets decreased to 13.9% in the second quarter 2011. The vacancy rate was 14.2% at the end of the first quarter 2011, 14.7% at the end of the fourth quarter 2010, and 15.1% at the end of the third quarter 2010.
